Anchorage Ky Real Estate | Homes For Sale Sees Large Drop In Days On Market

Anchorage Ky homes for sale saw an almost 30% drop in the number of days homes are staying on the market in just the past few weeks.  In mid-January, weekly data showed that homes for sale in Anchorage were taking an average of 185 days to leave the market.  Now, after another two or three weekly measurements, homes are now taking an average of 132 days to leave the market, a drop of almost 30% in market time.  Now, the real test will be to see whether or not this trend continues, or was simply an anomoly.

Louisville Real Estate | Highlands Series | Inventory Levels Dropping

It appears that inventory levels of homes for sale in the Highlands neighborhood of Louisville are dropping, much as they are in almost every part of the city.  That shouldn’t be too surprising, as we are just now entering February, and people are probably waiting until Spring to put their homes on the market, either for the first time, or again after not selling last year.  Check back in a month or two, and I’m willing to bet that we will see inventory levels on the rise.

Louisville Real Estate | The Woods Of St Thomas Series | Only 6 homes on the market in late January

For those of you who like to keep up with sales data for a few of the nicer subdivisions around Louisville, I am here to write just a quick little post about The Woods Of St Thomas, located on the east side of Louisville, just a bit outside the Watterson Expressway.

As you can see from the graph above, there simply isn’t much to report.  There are only six homes currently for sale right now, all of which were for sale at the end of last year, showing that we haven’t had any new listings come on to the market in 2010.  Also, you can see the average asking price for homes in The Woods Of St Thomas is $440,766, while the median asking price is $357,400.

Louisville New Construction | Homebuilders See 50% Decline In Number Of Homes Sold

The number of Louisville homes that local home builders sold in all of 2009 was way down from previous years.  But contrary to most articles written about the subject, I’m not happy to simply look up how many new homes were sold last year, and then compare the two years.  Last year was so bad that even if we had another bad year, it might look half way decent in comparison.  To get a better idea of how far we have fallen, as a real estate market, I went back to 2006 and printed up a table of how many Louisville new construction homes sold a few years ago.

In the chart above above, from 2009, you can see that 421 new homes were sold in Louisville with an average sales price of $271,084 and a median sales price of $219,500.  Now, let’s look at the chart below, from 2006.  Again, for Louisville homes only, we can see that 832 new construction homes sold in 2006.  That is just about twice what we sold this past year in 2009.  We have seen a 50% decrease in the number of new homes sold.  That is hard to overcome, and that is why we are seeing so many Louisville home builders going out of business.

Louisville Real Estate | Indian Hills Series | No homes have sold so far in 2010

We are almost through the first month of the year in 2010, and I am starting to look at the sales activity of a few different parts of town to see how our year has started.  Needless to say, most areas are not starting off with huge sales numbers, given that January is traditionally a slow month, and housing is still feeling the effects of a down market.

Specifically, in Indian Hills, it appears that no homes have closed so far this year, even though there are 23 currently on the market for sale.  Only 7 of the 23 for sale actually came on the market in 2010, with the other 16 carrying over from 2009.  Indian Hills is one of the nicest and most expensive communities in all of Louisville, and perhaps in all of Kentucky for that matter, so it should be no surprise to see the average list price of the homes for sale in Indian Hills at $935,460, and the median sales price at $487,000.

Louisville Ky Real Estate | Douglass Hills Series | Only 1 home has sold so far in 2010

Last night, I started getting some statistics together about different neighborhoods and subdivisions in Louisville, and shared those stats in a table, similar to the one above.  Tonight, I will share another one or two areas, with this second post about Douglass Hills.

Right now, there are only 20 active homes on the market in Douglass Hills.  9 of those listings came on the market so far in 2010.  1 home has actually closed, but 3 have come off the market, either cancelled or expired.

The average asking price of all active listings in Douglass Hills is $228,998, and the median asking price is $222,500.  It is interesting to note that the sales price of the lone property that has actually closed was just $194,900, well below the average and median asking prices of homes currently on the market.

Does this mean that buyers should expect a huge discount off the asking price?  Of course not.  It is a sure sign that lower priced homes are the ones leaving the market, and not the high priced homes.

Anchorage Ky Real Estate | Luxury Homes See Asking Prices Drop Over $100,000

Anchorage Ky real estate has seen a drop in asking prices for the most expensive 25% of homes on the market.  Just one year ago, the data in the chart below shows that luxury homes in 40223, which I’ve loosely described as Anchorage, shows that the median asking price as right at $900,000.  Today, that number has dropped to under $790,000.  The gold line on the graph, which is a 90 day rolling average, doesn’t match up very well with the weekly data points, shown in black.  This shows us that there has been a lot of volatility in the pricing of homes in Anchorage, with very big movements one way or another.  My best guess as this point is that some of the owners of the most expensive homes have seen that this is simply not the best time to be trying to sell a $1,000,000 property, and have taken their homes off the market.  Naturally, by removing the most expensive homes, that will lower the overall median asking price, which is what we see on the graph below.

Louisville Homes For Sale | Largest Quartile Of Homes About 1,500 Sq Ft Larger Than Median

The largest 25% of Louisville homes for sale are, on average, 1,500 square feet larger than the median home currently for sale in the Louisville real estate market. The larger group of homes averages about 3,200 or 3,300 square feet, while the median size of all homes for sale is 1,750 sq ft.

Louisville Highlands homes for sale taking less time to sell than Louisville real estate

Homes for sale in zip code 40204, which I am loosely calling the Highlands in this article, are leaving the real estate market quicker than homes for sale in the Greater Louisville Area.  I have graphed two lines below, one for 40204 and the other for the city of Louisville.  Usually when I chart this graph for other parts of town, such as 40205, St Matthews and Prospect, Louisville homes leave the market quicker than the areas I highlight.  But in 40204 just the opposite is true, homes in 40204 leave the market on average three weeks quicker than Louisville homes for sale.
