Every once in a while, when I get a few free minutes, I like to look at the sales numbers of different subdivisions around town.  Today was one of those days, and I chose to break down the data for the Indian Hills real estate market.  Not only did I cover the number of homes that are currently for sale, but how many have actually closed, average prices, median prices, how longs homes have been on the market, and how many Louisville Indian Hills homes for sale are canceled or withdrawn before a contract is even in place.

If you allow me the liberty of calling 40243 the Douglass Hills real estate market, then I would like to talk about the graph below for just a minute.  But I’m afraid that if you are a Douglass Hills resident, then the graph does not tell good news.  Looking at either the trend line (gold) or weekly measurements (black), it is obvious that the median asking price for single family homes in Douglass Hills (40243) has steadily decreased for much of the past year.  The good news is that even though the graph makes the rate of decrease look pretty bad, it is actually a relatively shallow graph.  For instance, the trend line one year ago had a value of almost $218,000 as a median asking price for homes in Douglass Hills.  This past week’s value was almost $205,000, a decrease of $13,000.  Not great news, but not quite as bad as you might have thought just looking at how steep the lines appear.

Here is a video of a Stonefield Trace home for sale I have taken from one of my listings.  Probably not the world’s best video ever, but should be good enough to give you a really good idea of how large the lot is, as well as how spacious the home is.  With over 4,000 sq ft of finished living space on three levels, this home really is priced well.  If you know of anyone in the market for available Oldham County real estate, please let them know about his property.

Similar to 40204, the number of homes for sale in the Highlands area in 40204 seems to rising, overall, even when taking into consideration the past few weeks that have seen a decrease in inventory levels.  If you look at the black line on the graph below, which consists of weekly data points, you will see that in the past three or four weeks, the inventory level has dropped.  But looking at the totality of the whole graph, you will see that there are more single family homes for sale in 40204 today than there were six months ago, and quite a bit more at that.  In addition, if you look at the gold line, which is a trend line showing a rolling 90 day average of inventory levels in the Highlands real estate market, you will see a very steady increase over the past six months.  Between the two sets of numbers, the conclusion is pretty obvious, more and more people are trying to sell their homes today than there were in the recent past.
